Overview
Facility Strategies Group (FSG) provided design, construction administration, and commissioning services for the replacement of HVAC systems at the owner's central offices comprised of three conjoined buildings served with differing equipment. After a pre-design assessment was completed, including equipment condition assessments, life cycle cost analysis, and independent cost estimates, FSG prepared all necessary calculations and design documentation to replace equipment serving the North and South buildings. Equipment was not replaced in the third building. FSG provided construction administration services throughout procurement and construction. The work scope included new rooftop units with economizers, ductwork, zoning dampers, balancing dampers, diffusers, wireless thermostats, and a new Niagara-based open BACnet control system. Commissioning provided included As part of the construction administration services, FSG provided reviews of all submittals, responded to contractor RFIs, performed regular field inspections, and issued regular commissioning status reports. During the final phase of the project FSG performed a full commissioning checkout of the system including reviewing all BMS system graphics, testing control sequences, and verifying the accuracy of system monitoring points. Commissioning included preparation of the Cx Plan, pre-functional forms, functional test forms, and inspections. FSG witnessed start-up and TAB, reviewed training agendas, completed functional testing, and managed the commissioning log.
