Overview

Facility Strategies Group (FSG) is providing engineering, HVAC and controls design, construction administration, and commissioning services for $1.8M in HVAC renovations at Elm Towers and Morehead Courts, both high-rise multifamily developments in High Point, NC. FSG assessed conditions and designed replacement mechanical systems at both sites to improve fresh air delivery and comfort conditions and reduce humidity. The Elm Tower first floor air handlers serving offices and common area were replaced with new split system heat pumps and included revised ductwork and rebalancing. The Elm rooftop make-up air equipment was replaced with a new dedicated outdoor air system (DOAS), and space exhaust registers were replaced with constant airflow regulators. The existing Morehead Aaon unit was relatively new but oversized. Two of the four compressors were replaced with digital scroll compressors. Morehead exhaust registers were replaced with constant air flow regulators. Rooftop exhaust fans at both sites were rebalanced to be consistent with the DOAS and make-up air units. The Elm Community Center equipment was replaced with a dedicated outdoor air system air handler combined with multizone variable refrigerant flow (VRF) fan coil units. All three buildings received new controls and integrated into the agency's Niagara-based central BMS using open BACnet communication protocols. FSG performed detailed site inspections, independent cost estimates, prepared design drawings and specifications, and provided construction administration services, including submittal and shop drawing reviews, change order reviews, progress inspections, managed construction meetings, and provided pay application reviews. FSG also provided commissioning services including witnessing equipment start-ups, reviewing TAB reports, preparation of pre-functional and functional test forms, and providing functional testing. FSG also integrated data analytics into commissioning using SkySpark to facilitate functional test procedures, documenting any deficiencies with reports and issues logs.
